It walks you through every room with a detailed checklist so you can note the condition of walls, floors, appliances, and fixtures before you unpack. Then it generates a formal condition report, a professional cover letter to send your landlord, a prioritized photo shot list, and a breakdown of your state's security deposit laws. When move-out day comes, you'll have irrefutable proof of what was already there.

How to use it

1. Enter your apartment address, move-in date, and state
2. Optionally add your landlord's name and email
3. Walk through each room using the interactive checklist
4. Rate each item (Good / Fair / Poor / Damaged) and add notes for anything not in perfect condition
5. Click 'Generate Report' to get your full documentation package
6. Copy the landlord letter and email it (with photos) to your landlord on move-in day

Example

Scenario: You're moving into a 1BR apartment. The kitchen has a cracked countertop and the bathroom tile has mold in the grout. Everything else looks fine.

What you do: Mark kitchen countertop as 'Damaged' with note: '6-inch crack near sink edge'. Mark bathroom tile as 'Poor' with note: 'Black mold in grout lines around tub'. Rate everything else as 'Good'.

Tips

• Do this BEFORE unpacking — it's much easier to spot damage in an empty apartment
• Email the condition report + photos to your landlord AND yourself on move-in day (creates a timestamp)
• Don't skip rooms you think are fine — document good condition too, so landlords can't claim damage later
